Overview

The Pint and Pot is a well established community pub which is situated to the north of Hull in Orchard Park. It is known for being a local hub and focal point, bringing the customers from it's surrounding residential area together. 
 
The lay out is split in to two main trading rooms, within the bar area there's a pool table and darts board whilst still leaving a large comfortable room for customers to use. In addition, there is a good sized function room that has separate access for private functions, this part of the pub offers the in-going operator a profitable trading opportunity.   
 
Being one of the only local pubs for a few miles it lends itself to an experienced pub operator who is able to engage with the community through regular activities. 
 
Upstairs the business has a large three bedroomed managers accommodation with separate office space. 
 
We are offering this business on a 20% agreement of the pubs weekly take, whilst the business has been trading it has averaged £5,000 net sales per week.

Things to consider

In addition to the £5k security deposit and legal fees required for this agreement, you will need to cover your own insurance, except building insurance, which we’ll cover. Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor, as dictated by the Statutory Pub Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.
