Overview

The New Spires pub is a true community pub located in Chapelfields which is about 1.5 miles to the West of Coventry city centre. bordering areas like Coundon, Earlsdon & Hearsall Common. The area has lots of residential housing all within walking distance and all the local amenities on the doorstep from schools to local shops and a big supermarket.
The pub itself is inside is divided into 2 rooms, a main bar and a separate lounge area which is a cosy, traditional family friendly area. There are around 100 covers inside the pub and due to the extensive beer garden, there are also an additional 160 seats outside. The pub was refurbished about 2 years ago so is in excellent condition and offers everything from a full Marston’s food menu, SKY sports, lots of TV's plus an external one in the beer garden, pubs games including pool and darts as well as a weekly quiz which is very popular.
The New Spires offers lots of opportunities for an experienced passionate operator to grow sales further and who wants to make it the heart of the community.

Your earnings will be based on a percentage of weekly net turnover and for those of you interested in delivering a food offer, the agreement may include one of our branded food menus.

Things to consider

In addition to the £5k security deposit and legal fees required for this agreement, you will need to cover your own insurance, except building insurance, which we’ll cover. Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor, as dictated by the Statutory Pub Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.
