As far as traditional pubs go they don't come much more so than the Dog & Pheasant Inn in Waterloo near Ashton Under Lyne.  An established pub that has been a staple favourite with the local community for over 20 years. The pub is on the main Oldham Road and has a wraparound beer garden with a small customer car park to the rear. Inside there are 4 areas, 3 predominantly for dining and a snug area for drinkers (though you can also dine in this area).

There is  a real fire situated in one of the dining areas, perfect for those winter evenings. The pub has built a great reputation locally which is evident with the number of regulars that frequent the pub and has a regular open mic night that is popular with artists new and old. The Dog & Pheasant is currently trading wet only however there is a good sized kitchen for you to implement an own food offer that you can keep 100% of the income from.

This pub is currently taking approximately £7,000 per week wet only however with the introduction of a regular food offer and increasing the wet trade it has the potential to take more.

We are looking for an operator who has the ability to get involved with the local community, give guests a reason to visit and has a real passion for delivering excellent service and standards.

What’s expected from you:

Our pubs are the heart of the community, bringing communities together by serving great drinks and fantastic events. It’s a proven business-model, perfect for either someone looking to take on a pub for their first time or more experienced operators to drive sales, standards and guest experience.

In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (which we can help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly!
