If you are interested in running your own pub business, the Maltsters Hotel in Whitchurch, Cardiff is available now.

The Maltsters is a great pub in the heart of Whitchurch on the outskirts of Cardiff. The pub has two sides, with the busy bar area on the right as you walk in and then a separate lounge bar area on the left. It hosts a popular monthly Karaoke night and shows all Sky and TNT sports with lots of TVs around the venue. There is also a lovely front terrace overlooking the high street along with a small beer garden/terrace area to the rear of the venue. The pub also has a skittle alley at the back of the pub which also doubles as a popular area for parties and functions. 

The pub has a really good reputation locally and guest satisfaction scores are consistently good. There is opportunity to boost sales through more effective marketing of Live sports in the pub and holding events during the summer months. Also the skittle alley which doubles as a function room could be marketed better to promote weekend bookings.
 
This means it attracts a mixture of regulars and shoppers throughout the week and groups having drinks before heading into Cardiff centre at weekends. The pub is near lots of local restaurants so attracts a lot of pre/post dinner drinkers.  It is also really popular for Live Sports. The location is easy to get to from Cardiff city centre and there is a car park nearby although not one for the pub itself. 
 
The pub has a lot of potential for growth. The live sports can be pushed more to attract higher attendance and in the summer there are opportunities to hold BBQs in the rear patio area and do events. It currently has a popular Karaoke event each month but there is opportunity to do other Entertainment as well. 
 
The new retailer needs to be someone who is strong with marketing live sports and someone with experience of running a community hub pub. It is a wet only operation but there is a kitchen available to do some food that hasn't been used in some time. The new retailer will need to be hands on to manage compliance and stocks and to engage in the community. 
 
The site currently takes on average £9500 per week through wet sales but has the potential to achieve higher.

What’s expected from you:

Our pubs are the heart of the community, bringing communities together by serving great drinks and fantastic events. It’s a proven business-model, perfect for either someone looking to take on a pub for their first time or more experienced operators to drive sales, standards and guest experience.

In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (which we can help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business 
and get it performing brilliantly!
