We’re on the hunt for tenants for the Thomas Arms in Llanelli. This is a wonderful prospect to build on what is already a well-established business with a fantastic reputation.

The Thomas Arms hotel is located on just on the edge of Llanelli town centre, in the county of Carmarthenshire, only a short drive from Swansea and Carmarthen. The Thomas Arms has 10 letting bedrooms (all en-suite) and also benefits from a large function room that can hold over 200 people. The Function room also benefits from a wedding licence so is perfect for those special occasions. The site itself has 3 dining areas, a small outside seating area and two small carparks.

There is huge potential to drive sales on wet and dry buy focusing on consistency and delivering a great customer experience. The bar area we have the traditional darts board and pool table and casual dining. There is a strong food sales offer in place with our recent menu change and not forgetting the Sunday Carvery.

This business will require applicants with experience of running a business with a good food income and ideally some experience of letting rooms. Experience of using social media effectively and platforms such as Booking.com will be an advantage. Local knowledge isn't essential - more important is having ideas to drive wet/dry sales and the drive to implement them and attention to detail and impeccable standards are a must. Superior marketing skills and excellent people skills. The Thomas arms has so much opportunity for growth and to offer to the right operators!

You can implement your own ideas and develop your own food offering. And, whilst you’ll be running your own business your way, you can still lean on the Marston’s team for all the support you need.

Things to consider

This agreement offers the most independence, but also needs a bigger commitment from you. You’ll need to put in a £5k security deposit or 25% of the annual rent, whichever is higher, plus pay your own rent (the yearly increase will be capped to the Retail Price Index) and cover your own legal fees. You will need to cover your own business insurance and start thinking about your team; taking care of paying them and all other employment matters.

We’re on-hand to offer guidance as you plan your business overheads, like business rates, annual service charge, Council Tax, and utility bills. Also, start thinking about any internal repairs and decoration you’d like to do to bring the place up to standard and consigning to an annual decorating fund. Not to mention what fixtures, fittings, and glassware you’ll get for your pub.

Before we all sign the agreement and see you heading into a whole new life, you’ll need to show us proof that you’ve had independent financial and legal advice and have completed a sustainable business plan, in accordance with the Pubs Code. If needed, we can assist you in obtaining your personal licence and will enrol you onto our BII accredited induction training. In addition, we will provide you with free membership to the BII who can provide the impartial, professional advice you need when entering into, and for the lifetime of your agreement.

It’s a three or five-year commitment, so you have loads of time to build the business and get it performing brilliantly.
