The Mayfly holds a prominent position on the edge of a housing development in Hawkinge, Folkestone. Its location benefits from passing trade, local workers and the local amenities.
  
The comfortable bar offers various seating configurations within smaller, unique areas, all of which surround a central ‘L’ shaped servery. The mix of modern, fashionable lagers compliment the heritage and diversity of Marston’s breweries ales. A fine range of spirits, wines and cocktails ensure everyone is covered.
 
One end of The Mayfly is designed to meet friends and enjoy a traditional pub atmosphere. A pool room with TV is big enough for all your friends and the seating designed to mingle. The opposite end is for dining and families. Our customer facing Pizza Deck help make any visit special. The site features a modern external seating area that is a real sun-trap in the summer months.  
 
The Mayfly offers a traditional pub-style menu with modern twists, pub classics and new choices and special treats. This pub is taking an average of £10,000 has a 70/30 split in favour of wet sales. The pub has a main flat with 3 bedrooms and 1 bath with separate kitchen, large lounge area and a separate studio flat with 1 bed 1 bathroom and open plan lounge/kitchen.
 
This venue is ideal for someone with a passion for creating a great night out but also someone who can integrate into the local community getting actively involved with local organisations, charities and groups. Food experience is key with a proven 5 star score on the door and a focus on building a solid reputation.  
Marston's is looking for either an experienced operator that is proven at growing drink sales. The next operator needs to be able to encourage local teams to use the business and drive sport / local entertainment. A good food understanding would help to grow the existing food business to the next level.

The Opportunity

What’s in it for you?
  • A guaranteed annual retained sum of £25k, released weekly.
  • 22% share of weekly sales, excluding VAT.

  • All of your stock, including food, and all associated consumables are supplied by Marston’s, although you will be responsible for managing it once it has been delivered.

  • A dedicated Area Manager supporting you to help you grow the business.
  • Access to our 450 strong-support teams whenever you need them – including Marketing, Recruitment best practice and Food and Drink specialists.
  • All our Pub Partners get access to our FREE Learning, Development and Training platform Campus (a package worth over £300!)
  • If you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.

What’s expected from you:

Our pubs are at the heart of the community, bringing locals and the communities together by serving great drinks, perfect food and fantastic events. It’s a proven business-model, perfect for skilled publicans or retail manager with food experience, who can drive sales, standards and guest experience.

In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.
 
Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (which we can help with) and complete your induction training.
 
It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly!
