Overview

The New Moston Inn is an attractive community pub located in a densely populated area within the suburb of New Moston which is to the East side of Manchester close to Junction 22 of the M60. The customer base comes primarily from within the immediate vicinity with ample scope to build on this by introducing additional reasons for people to visit.

This wet only community pub benefits from having 2 separate rooms with a bar servery which supplies both rooms and also offers outside drinking in its safe, secluded and pretty courtyard-style garden area.  The pub has the potential to host sports and pub games teams including darts, football, dominoes, regular quizzes and charity events to ensure its place as a key focal point within the local community.  The inside of the pub is extremely well maintained and has a lovely 'home from home' feel about it.

The New Moston Inn would suit an experienced community operator (s) or would be an ideal 'first time' pub for someone who has the ability to position the pub as the true "hub of the local community" and also has the necessary business acumen to be able to drive sales and profits.

The Opportunity

What’s expected from you:

Our pubs are the heart of the community, bringing communities together by serving great drinks and fantastic events. It’s a proven business-model, perfect for either someone looking to take on a pub for their first time or more experienced operators to drive sales, standards and guest experience.

In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (which we can help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business 
and get it performing brilliantly!
